#PerfectPatioOttawa - Episode 2 Pub Italia

This past Friday our Patio of choice was Pub Italia on Preston. A busy little spot, but that bodes well, right?

We sat on the patio alongside Preston St, so it had lots of traffic (vehicle and pedestrian) but that added to the vibe.

We joke that our weekly #PerfectPatioOttawa series is really a weather report! Yes, it rained again. 2 for 2. Fortunately, the patio is undercover at Pub Italia, so we enjoyed lunch regardless of the downpours…along with everyone one else. The patio was packed!

Service. 5/5

Our server was awesome. Quick with recommendations (and everything she recommended was great!), and a super friendly personality.

The food: Amazing. Everything. All of it. Amazing (see pictures). We LOVED the Tasty Little Bastards! Voodoo meatballs had me under a spell!  Don’t even ask about the red velvet cake….swoon worthy!

For the beer drinker in or group, 0ur server recommended a blonde beer with notes of cucumber and lemongrass. That was a hit!

Ambiance/Location 4.5  

The only thing that brings this down half a point is parking in the area is a bit of a pain. Michael circled for 10 minutes until he found a place, and we, by the grace of the patio gods, did not get a ticket for overstaying our 1 hr parking spot. That, and the cute plastic bottle they served the Tasty Little Bastards in was, well, plastic, and not very appealing, brought it down a to a 4.8/5 overall impression. In Search Of the #perfectpatioottawa

Our kickoff lunch for the Summer of 2017’s search for the perfect patio in Ottawa found us sitting at a table inside at Mexi’s on Dow's Lake.

Since it was a gloomy day with 60% chance of rain, we ate indoors. Can’t fault the restaurant for the weather though, so on to our review.

Service. 4/5Long wait for second round of margaritas, otherwise it would have been 5/5

Food 3/5Appetizer platter was great! We all liked it.  We ordered lunch off the lunch menu. It was okay, nothing that stood out.

Dessert was a hit. Churros and Deep Fried Cheesecake

Ambiance/Location3/5For a water view property, the windows sure could have used a cleaning but we are early in the season, so maybe that is on their list of things to do. Overall the place could use a good cleaning. The vibe was okay though, and our server was super nice.

Overall impression was 3/5

A good place to go for a casual bit to eat.

Record setting month of May in Ottawa!

What an incredible month for the real estate market in Ottawa!  The highest number of homes sold in one month EVER!  2300 homes.  + 19.9% over last year's volume.

Why?  So many great factors.  The Ottawa economy is strong.  Jobs, new business, optimism with federal government employees.  Relocations from less affordable cities - people are cashing in and moving here!  Investors are taking notice of our city which has less taxes now than the Toronto Horseshoe and Vancouver.  Low mortgage rates, and plenty of first time buyers.

The luxury market has doubled its volume over last year -  up +200%.  Multiple offers, scarcity of inventory in some areas of Ottawa.  

There are opportunities in the market, and it is important to have someone navigate you through it. Call myself, Cynthia or Michael and we would be happy to discuss the trends with you.  I have been saying it for many months, there ARE indications of the Toronto phenomena starting here.

March 2017 Average Sales Prices

Year over year this first quarter of 2017 has proven to be closely tied for the best 1/4 ever!  Days on the market has improved to hover around 80 now.  There is a shortage of good inventory out there in many pockets of Ottawa, causing multiple offers and very happy sellers.  With so many opportunities, its a good time to check in with us and what is currently happening and how it can impact your real estate goals.  Ottawa is a great city to invest in real estate and now is no different.


Happy to report that the Ottawa spring real estate market is started and HOT!  The volume of homes sold is up 28% to March 2016.  Almost tied for the best volume month of March in history (which is 2010 with 13 additional homes).  

Its good news.  Our team is involved in many multiple offers over the last 2 months, so demand is high in various neighborhoods and for a variety of price points and commodities.  It is specific, but even condo town homes and condominiums are moving at a brisker pace.  

I do find that you have to be well priced and well presented, but its a solid, healthy spring market.  More detail to follow - but the news was so HOT, I didn't want to keep it to myself! Call us with questions on your home and neighborhood!  We are here for you.

February Real Estate Results...

Realtors sold 1010 residential properties in February, a 11.2% increase over last year.  Ottawa realtors listed 25% more inventory than January - but its still less than last year.  Friends you really need to get on the market NOW - call me to discuss.

Average residential home is $417,374.  Thats a 8.5% increase over last year!  And average condominium is $258,397.  A 4% increase over last year.

However, one of the things that makes me go hmmmm....something I have been watching for a sign that the crazy markets in Vancouver and Toronto may bring a positive spin off to our higher end here in Ottawa, I believe is occurring....

50 homes over $750,000 sold in February versus 23 last year!  And year to date in 2017 there have been 67 sold versus 44 last year.  Thats a 52% increase.  Condos over $750,000, 7 sold versus zero!  I know its a small portion of the Ottawa market, but its an interesting development and shows you we can be impacted by other markets.

55% of the entire residential market was in the $300,000 - $500,000 range.  And 55% of the condo market was in the $150,000 to $250,000 range.

We are seeing multiple offers in some neighborhoods and in different types of commodities.  Spring market is here, despite the winter storms.  So don't hesitate to ask us what's up in your area, and with your home.  We are here to help!  #whoyouworkwithmatters

RE/MAX CORE Awards Breakfast

Congratulations to the whole team for achieving RE/MAX Chairmans Club for 2016!  It takes a team to achieve! 

Michael was awarded the RE/MAX 100% Club for the first time - a wonderful achievement for his second full year in the real estate world.  All due to his focus on his clients and their reciprocating referrals! Great job Michael!

The Renovation Seminar was a success!

Our team and some of our valued business partners hosted a seminar on how to increase the value of your home.  

Richard Larocque from ValaHome Improvements discussed why it's important to have building permits, and hire a qualified contractor.  I always love hearing some of the stories when he goes in AFTER a poor job by someone prior.  Richard's customer service and integrity always shows through!

Danie Grobbelaar, CIBC Bank Manager, St.Laurent Shopping Centre, was a hit with his presentation on different mortgage/financing options.  Danie's team have been great partners of ours, and he made it very clear he is always available for a second opinion.

Overall, I know from the feedback everyone took away something of value to help them make decisions on their largest investment - their home.

2016 Final Real Estate Market Update

It may have started off as a normal year, but once April hit and then particularly the 2nd half of the year, where new monthly records were set - Ottawa ended up with an excellent full year!

We sold 15,537 homes versus 14,653 in 2015.  That is a 6% increase!  Not bad at all.  Strengthened condo sales for most of the year were a large part of that ( +9.2% ).  Particularly in the $150,000 - 250,000 price range which was 55% of the total condo market in 2016.

The other significant news is the Average Days on the Market (DOM) at 95.  85 DOM for residential and 113 for condos, 95 days overall.  That was an adjustment for many sellers this year.

As well, the inventory levels for both condos and residential homes trended lower all year, but particularly from May onwards - in the double digits actually.  We ended the year with 13.7% less inventory over 2015.  My thought is, now is a good time to move faster and get on the market - there are many buyers waiting for new listings who are qualified and ready to purchase.

2017 is expected to be similar.  Ottawa is fortunate to have a strong local economy, stable job market and many positive local projects bolstering our local consumer confidence.  So it will be a good year for housing sales, particularly resale homes and condos.

2017 A new habit or a New Years resolution?

I don't know about you, but my New Years resolutions, even with the best of intentions, last if I am lucky until the end of January!

Apparently, I run with 76% of Canadians who eventually give up on their resolutions.  And 69% of Canadians don't even make resolutions! And yet, I cannot help reflect on the year, and what was great and what needs improving.  So this year I am going to try something different, with the intention of success! 

This year I am going to create a new HABIT, instead of a doomed resolution.

In order for your resolutions to stick, you need to change your behaviour. In order to change your behaviour, you need to rewire your brain.

Neuroscientists have discovered that habitual behaviour is created from thinking patterns that create neural pathways.  These become the default for your behaviour when faced with a decision.

For example, you probably don’t have to put much thought into whether or not to brush your teeth at night. If you’re about to go to bed, the neural pathways in your brain don’t require you to make a decision – you just brush your teeth.

These same studies have shown that making a change in your behaviour by simply “trying harder” can have the opposite effect. Real change requires new neural pathways, which are created once you adapt a new habit.

So how do we create a new habit. Ask yourself, “What habit will have the greatest impact on my life?”  Just one habit....

Three New Year's Eves', I have resolved to add consistent exercise in to my day(sure).  This year, I say it to all who are reading - I WILL create this new HABIT, so it's as essential as brushing my teeth!

I wanted to send you both a quick note on the awesome service you provided me as my Real Estate agents. This thank you is not only for the sale of my home (in 3 days) but also for finding what I consider the house of my dreams.

I’m going to start by the house I purchased and how this came about. After meeting Corey at several open houses something clicked and I decided he was the agent I wanted to work with. His honesty, knowledge of the business, dedication, time he put in for me and never asking me to sign a contract that other agents wanted, I knew he was the agent for me. I looked at several houses on my own via open houses since May with no luck but it didn’t take long for Corey to find a house that when I walked in, I knew this was the one.

This is where the fun began … and when I met Lorie Warren. They walked me through this purchase like it was them buying this house. They guided me on what to do if I was really serious about buying this house that included what to offer, what I needed as conditions in the offer, booking the home inspection etc. When it came to the actual day the offers had to be sent to the listing agent (6 in all), their knowledge on how to proceed was invaluable. They made sure I was actually there so I could make quick decisions on the spot if needed (and it was needed) and a few other tricks that I was glad they were my agents. All this to say I’m now living in this house and I couldn’t be happier.

Next came the sale of my place, especially with no condition of my place being sold (I worked with a broker that Lorie provided and was pre-approved so I wasn’t worried). She brought in a home designer who specialises in staging homes for sale.  I have to say this person impressed me from the start. This person went through my house with a fine touch comb and made suggestions where to put what, what to put in storage, what to get rid of and all of this was written down so I could refer to it after she left. I followed her advice and did everything that was suggested. Lorie then set me up with a contractor to fix up a few little things that are nothing when you are living there, but when a potential buyer comes in, they see this as something they don’t have to do. Lorie also brought over staging material such as pictures, plants etc. All this to say, my home went up for sale on Wednesday and I had multiple offers that first Saturday. Well I sold my house on that Saturday for full asking price (3 days after listing) !!!! Wow how awesome is that.
