#PerfectPatioOttawa Episode #7 - Bazille at Nordstrom's

The search for the #perfectpatioottawa, had us adding a bit of retail therapy at Nordstrom’s. It really was a perfect location, escaping the rain and/or humidity!

 

We chose to forgo the patio, although others used it that day.

Bazille is located inside Nordstrom’s. If you have not been GO! As our summer starts to wind down, this by far, is the winner to date

If I could give this 6/5 I would. Franco our server was more like the a long lost friend than a server! He works 4 days a week, so when you go, ask if he is there and sit in his section! You will love him!

The food: What is a blogger to do when there are no words? I shall try...

The food was spectacular, fabulous, stupendous!  A ‘from scratch', everything fresh kitchen extended to the amazing mixed berry lemonade! Franco made the lemonade from scratch, the bar muddled the berries. Amazing. Don't even ask about the crab mac and cheese! Swoon.

And the chocolate cake. LIFE CHANGING. BEST EVER. GO HAVE IT.

Relaxed classy elegance are words that come to mind. Foodies, run here! Shoppers, stop here to fortify yourselves!  And if you find yourself a bit parched whilst shopping, ask a salesperson for water. They actually bring you iced water! Seriously if you appreciate next level service and quality, Nordstrom’s and Bazille are the perfect 5/5.

We got there just before noon and there was no problem getting a table. Fast forward half and hour and there was a long line! (See picture of my forehead lol, actually a pic of the line up!)

Our clients are so special! I know I keep saying it but it's true!

Happy Friday of the long weekend everyone!  Hope you go and enjoy the beautiful weather and do something fun with family and friends!  We live in a great city with so much beauty around us. Get out there and be a tourist in your own city!

Another incredible week of real estate activity for the LAW Team!

We get such great satisfaction helping our sellers achieve top dollar in this market!  Its been a week of multiple offers!  Seems like spring market, turned in to summer market and it does not stop!

With 4 conditional sales, our website is starting to look bare of listings:) but that's a great problem!  We would rather list and sell our clients homes than have them sit there and become stale on the market.  The good news is....the market is still very active and many neighborhoods are super light on inventory.  So if you know ANYONE who is even thinking about selling, do let us know.  We would like to talk to them and review what buyers are willing to pay for their home right now!

#PerfectPatioOttawa Episode #6 - Pure Kitchen

It must be a sign. 

We decide to go to a super healthy place for lunch and the SUN IS SHINING! 

Pure Kitchen has two locations in Ottawa. We went to the one on Richmond in Westboro.

We were pleasantly surprised to find out they had a roof top patio! Nicely done, Pure, nicely done.

Our server was awesome! The only negative was the long wait to take our dessert order. So long in fact, we never did order. Ran out of time! They were super busy though, probably because it was a sunny Friday lunch hour!

The food: Hmmm....so much conflict here. Appies were amazing! A cauliflower dish and a dumpling dish. Both worth ordering!Main dishes: Burger: Michael said it was two thumbs up. Gerald (our guest) ordered a sandwich which was also good. Lorie ordered a salad that was so/so and my special of the day Beet Risotto with cashew cheese was underwhelming. The matcha latte with coconut milk was thick enough to chew. Not so refreshing. 

Ambiance/Location 5/5

It was a roof top patio on a sunny Friday!! What more do you need?!?! Great friendly vibe. We agreed we would go back, try different dishes AND dessert1

#PerfectPatioOttawa Episode 5 - Joey Lansdowne

The search for the #perfectpatioottawa, along with good weather landed us at Joey Lansdowne on Friday. And yes, it did rain AGAIN!

We did start on the patio, which is awesome, but called it and moved inside before ordering.

Joey Lansdowne is located at 825 Exhibition Way. There is plenty of paid underground parking for lunch that set us back $6. 

Great décor and an interesting bathroom, but more on that later…

Service. 5/5Our servers were great Friendly, efficient and guessing what we needed before we needed it. No faults to be found here.

Food 5/5

The food: Oh dear lord in heaven, I have found a home. Every single dish we had was The Best. The only exception to that was Michaels protein burger. He said is was ‘okay’ but would not order it again. Having said that, it is my usual Go To lunch at Joey. So, to each their own lol. Also, Lorie loved the Niagara white wine. Message her for the name! Dining Tip: DO NOT SKIP DESSERT!

I would score an extra half point here just for the bathroom sink. Auto sensor that turns the water on when your hand are underneath the faucet (nothing new there I know!),  and then an auto hand drying RIGHT ON THE FAUCET1 Genius

The Ottawa market is HOT!

Hot, if you are in the right neighborhood, with the right type of home!  And there is a lot of opportunity right now for sellers!  If you have given ANY thoughts of selling, we should chat and see if the timing is right for you in this crazy market!

Multiple offers, bully offers.  Inventory shortages in some areas....we are going to discuss all that on Monday!  Stay tuned.  Right now I have to run and deal with a bully offer!

#PerfectPatioOttawa Episode 4 - Flying Piggy

The search for the #perfectpatioottawa found us at the Flying Piggy this week. We are happy to say we did NOT get rained out today BUT the patio was closed because they thought it would rain. It did not lol! Bummer!  

Rain 3, Not Rain 1 (No sun, but also no rain)

The Flying Piggy is a Rustic Italian place tucked away in the Bank and Alta Vista area. A long-running establishment that has a loyal clientele, yet it was my (Cynthia) first visit.

Like last week, we sat next to an open window in an attempt to replicate the feel of a patio. Cute décor, comfy space.

Service. 5/5

Our server, Simon, was great Cannot fault a guy who replenishes the table with warm bread fresh from the oven!

Food 5/5

The food: Lorie tells me they make their pasta fresh!  The lunch pasta was amazing and the serving size generous! The cold soup starter was refreshing on a humid day. Dessert? awesome!

Ambiance/Location 4.5

This place would have scored a 5/5 if it had not been for two things. When I pulled my chair in, I am pretty sure my hand came in contact with gum or something gross on the underside of the chair. Not much the place can do about it as they probably do not know. But compounded with my paper napkin sticking to the table, well...I think the place could use a deep clean perhaps?

#PerfectPatioOttawa - Episode 3 Fraser Cafe

The search for the #perfectpatioottawa moved indoors this week. We are 3 for 3 for rain on a Friday! We had a special Guest joining us on the wet Friday. Our dear referral partner from Halifax, Realtor Diane! In our attempt to spoil her our choice this week was Fraser Café on Springfield Rd., in New Edinburgh.

We sat close to an open window in an attempt to replicate the feel of a patio. The décor of this little place does a good job of bringing the outside in. Nice neighbourhood vibe.

Service. 5/5

Our server, Sebastian, was awesome. Attentive but not over bearing. Impeccable at reading what the table needed before we knew we needed it. Someone give this guy a raise!

Food 5/5

The food: Top shelf food. The quality of the smoked trout dish was simply the best. Burgers, spot on. Soup of the day, complex layering of flavour. Can we give this 6/5?

Ambiance/Location 4.9/5

A perfect lunch spot. But in the spirit of #PerfectPatioOttawa, we can only award 4.9/5 due to a lack of patio. This is totally Lories fault for choosing this place, but we will let it slide this time.

#PerfectPatioOttawa - Episode 2 Pub Italia

This past Friday our Patio of choice was Pub Italia on Preston. A busy little spot, but that bodes well, right?

We sat on the patio alongside Preston St, so it had lots of traffic (vehicle and pedestrian) but that added to the vibe.

We joke that our weekly #PerfectPatioOttawa series is really a weather report! Yes, it rained again. 2 for 2. Fortunately, the patio is undercover at Pub Italia, so we enjoyed lunch regardless of the downpours…along with everyone one else. The patio was packed!

Service. 5/5

Our server was awesome. Quick with recommendations (and everything she recommended was great!), and a super friendly personality.

Food 5/5

The food: Amazing. Everything. All of it. Amazing (see pictures). We LOVED the Tasty Little Bastards! Voodoo meatballs had me under a spell!  Don’t even ask about the red velvet cake….swoon worthy!

For the beer drinker in or group, 0ur server recommended a blonde beer with notes of cucumber and lemongrass. That was a hit!

Ambiance/Location 4.5  

The only thing that brings this down half a point is parking in the area is a bit of a pain. Michael circled for 10 minutes until he found a place, and we, by the grace of the patio gods, did not get a ticket for overstaying our 1 hr parking spot. That, and the cute plastic bottle they served the Tasty Little Bastards in was, well, plastic, and not very appealing, brought it down a to a 4.8/5 overall impression. In Search Of the #perfectpatioottawa

Our kickoff lunch for the Summer of 2017’s search for the perfect patio in Ottawa found us sitting at a table inside at Mexi’s on Dow's Lake.

Since it was a gloomy day with 60% chance of rain, we ate indoors. Can’t fault the restaurant for the weather though, so on to our review.

Service. 4/5Long wait for second round of margaritas, otherwise it would have been 5/5

Food 3/5Appetizer platter was great! We all liked it.  We ordered lunch off the lunch menu. It was okay, nothing that stood out.

Dessert was a hit. Churros and Deep Fried Cheesecake

Ambiance/Location3/5For a water view property, the windows sure could have used a cleaning but we are early in the season, so maybe that is on their list of things to do. Overall the place could use a good cleaning. The vibe was okay though, and our server was super nice.

Overall impression was 3/5

A good place to go for a casual bit to eat.

Record setting month of May in Ottawa!

What an incredible month for the real estate market in Ottawa!  The highest number of homes sold in one month EVER!  2300 homes.  + 19.9% over last year's volume.

Why?  So many great factors.  The Ottawa economy is strong.  Jobs, new business, optimism with federal government employees.  Relocations from less affordable cities - people are cashing in and moving here!  Investors are taking notice of our city which has less taxes now than the Toronto Horseshoe and Vancouver.  Low mortgage rates, and plenty of first time buyers.

The luxury market has doubled its volume over last year -  up +200%.  Multiple offers, scarcity of inventory in some areas of Ottawa.  

There are opportunities in the market, and it is important to have someone navigate you through it. Call myself, Cynthia or Michael and we would be happy to discuss the trends with you.  I have been saying it for many months, there ARE indications of the Toronto phenomena starting here.

March 2017 Average Sales Prices

Year over year this first quarter of 2017 has proven to be closely tied for the best 1/4 ever!  Days on the market has improved to hover around 80 now.  There is a shortage of good inventory out there in many pockets of Ottawa, causing multiple offers and very happy sellers.  With so many opportunities, its a good time to check in with us and what is currently happening and how it can impact your real estate goals.  Ottawa is a great city to invest in real estate and now is no different.

It's HOT HOT HOT

Happy to report that the Ottawa spring real estate market is started and HOT!  The volume of homes sold is up 28% to March 2016.  Almost tied for the best volume month of March in history (which is 2010 with 13 additional homes).  

Its good news.  Our team is involved in many multiple offers over the last 2 months, so demand is high in various neighborhoods and for a variety of price points and commodities.  It is specific, but even condo town homes and condominiums are moving at a brisker pace.  

I do find that you have to be well priced and well presented, but its a solid, healthy spring market.  More detail to follow - but the news was so HOT, I didn't want to keep it to myself! Call us with questions on your home and neighborhood!  We are here for you.

February Real Estate Results...

Realtors sold 1010 residential properties in February, a 11.2% increase over last year.  Ottawa realtors listed 25% more inventory than January - but its still less than last year.  Friends you really need to get on the market NOW - call me to discuss.

Average residential home is $417,374.  Thats a 8.5% increase over last year!  And average condominium is $258,397.  A 4% increase over last year.

However, one of the things that makes me go hmmmm....something I have been watching for a sign that the crazy markets in Vancouver and Toronto may bring a positive spin off to our higher end here in Ottawa, I believe is occurring....

50 homes over $750,000 sold in February versus 23 last year!  And year to date in 2017 there have been 67 sold versus 44 last year.  Thats a 52% increase.  Condos over $750,000, 7 sold versus zero!  I know its a small portion of the Ottawa market, but its an interesting development and shows you we can be impacted by other markets.

55% of the entire residential market was in the $300,000 - $500,000 range.  And 55% of the condo market was in the $150,000 to $250,000 range.
